Q. Are you a hotel?
A. No, our properties are fully furnished rental apartments.

Q. What are the advantages of staying with StaysmartNYC rather than a hotel or a regular apartment sublet?
A. There are many advantages when staying with us. You will save money by staying with us rather than staying at a high end hotel. There are no long-term lease hassles. You will have the whole apartment to yourself. Our apartments are fully furnished and renovated to provide more space and privacy than any hotel room. Plus, when you’re staying in New York City, why not live like a true New Yorker?

Q. Is there tax on furnished apartments?
A. Stays are subject to applicable state and city lodging tax.

Q. What is required to reserve the apartment?
A. In order to secure your apartment for your desired dates, you will need to submit a signed lease agreement via fax or email, and submit payment for 50% of the total rent. The remaining 50% and the security deposit will be due prior to arrival.

Q. What happens if I cancel the reservation?
A. If the cancellation is done 20 days or less before the scheduled arrival date, you shall NOT be entitled to the refund of the advanced reservation deposit.  If the cancellation is done prior to 20 days before the scheduled arrival, you shall be entitled to the refund of the advanced reservation deposit less a $300 processing fee.  If the cancellation is done 7 days or less before the scheduled arrival date, or if you are a “no-show” for ANY reason, or if you made reservation through a commission based third-party agency, you will be charged the full 100% of the reservation regardless of whether you able to physically honor the reservation.

Q. What is included in the apartment rent?
A. All prices include utilities; specifically gas, electricity, high
speed internet and basic cable.

Q. How are the apartments equipped? 
A. Please see the description on each apartment’s webpage.

Q. Is there housekeeping service?
A. Apartments are cleaned after checkout. There is no daily housekeeping. If you wish to have additional housekeeping service during your stay, please contact our representative for detail fee schedule.

Q. Are towels provided?
A. Yes, we always provide a set of towels for every tenant during the whole stay. We highly suggest tenants to bring their extra towels if daily towel replacement is needed.

Q. What amenities are included?
A. All apartments come with basic utensils, kitchenware, iron, pots/pans, and an initial supply of toilet paper. All of our apartments are located near convenience stores. Lessee is responsible to provide for their own toiletries and as well as purchasing additional toiletries.

Q. Can we bring guests?
A. Our rates are based on the maximum occupancy stated in each apartment’s description. Should there be more tenants, there is a fee of $25-$35/night per extra person.

Q. Are pets or smoking allowed?
A. No, in order to keep a clean environment and the living quality, StaysmartNYC has the rules of non-smoking and no pets.

Q. How do I get the keys to the apartment?
A. Keys will be handed to you in person by one of our representatives or will be placed in a lock box near the building so that you can retrieve it.

Q. What is the move-in and move-out time?
A. Check-in: after 4:00pm; Check-out: before 11:00am
If you need to make special arrangements, please email us at least two days prior to check-in.

Q. What if I am coming in very late, or during times outside normal business hours?
A. If you are arriving after 7:00PM or if you are coming in on a Sunday or on a Holiday, we ask that you do a Self-Check in.  If you require a representative to check you in, please understand that this is considered overtime hours for us and so there is an additional fee of $150.
Q. How does the self check in process work?
A. The self check in is very easy.  You will have to pay for your entire balance at  shortly prior to your arrival, whereupon we will send you over the door and/or lock box codes to retrieve your keys to let yourself in.  We will of course, provide you with emergency numbers in case you run into any problems.

Q. How may I pay for my reservation?
A. Reservations can be made via email.  You can also place a credit card order by telephone, fax or email. We also accept payments via wire transfer. Please note we DO NOT accept PayPal, checks or travelers check or payment in foreign currencies.
